What Comes With the Home?
When touring a home, it’s easy to focus on how the space looks and feels. From the layout to the finishing touches, everything can seem like it’s part of the package. But one important detail buyers often overlook is what actually stays with the home once the sale is complete.
Appliances
Built-in appliances like ovens and dishwashers usually stay with the home. Freestanding items—such as refrigerators, washers, dryers, or a garage freezer—don’t always transfer to the new owner, even if they’re in place during a showing. It’s always a good idea to double-check before making an offer.
Fixtures and built-ins
As a general rule, items that are permanently attached stay with the property. This often includes light fixtures, ceiling fans, bathroom mirrors, and built-in shelving. Window blinds and curtain rods typically remain, while decorative curtains may be taken by the seller unless noted otherwise.
Outdoor items
Outdoor features can be a little less clear. Storage sheds, playsets, fire pits, pergolas, and outdoor kitchens don’t automatically come with the home unless they’re spelled out in the contract. Landscaping features, like garden beds or water features, should also be discussed ahead of time.
Smart home and security features
Smart thermostats, doorbells, and security systems are more common than ever. Some are hardwired and stay with the home, while others are easy for sellers to remove or are connected to personal accounts. Clarifying this early can prevent confusion later.
Why it matters
If there’s something you love about a home, don’t assume it’s included. The best way to avoid surprises is to have important items clearly listed in the offer. A good real estate agent will help make sure everyone is on the same page so that move-in day goes smoothly.
